At Paramount Capital Lending, the interest rate we offer to borrowers depends on several factors, such as the position of the mortgage and the location of the property. Typically, an investor can expect an annual return rate of around 8%-9%.

We’ve always believed in taking a conservative approach when managing and operating within the private mortgage business. With the variety in our portfolio, investors have the option to choose from a selection of first-position mortgages based on their specific risk preferences. Additionally, we provide the opportunity to syndicate a mortgage with other investors, allowing them to diversify their exposure across multiple mortgages.

Monetary Risk & Exposure

Security Interest

At Paramount Capital Lending, we use a dual collateral approach as part of the mortgage transaction process. This means that, in addition to placing a security charge on the subject property, we also secure an additional form of collateral, which could include other assets or entities related to the transaction.

Our legal team will ensure the property is secured in favor of the assigned mortgagee, granting us a security interest in the property and/or associated entity as collateral. If the borrower defaults on the loan repayment, we are entitled to initiate foreclosure or power-of-sale proceedings on the property to recover the principal and interest owed. With our dual collateral approach, we provide added protection to safeguard the investment.

Paramount Capital Lending takes full responsibility for enforcing the security and will utilize the most effective exit strategy to resolve the loan quickly and profitably. This structured approach helps minimize risks while maximizing returns for all parties involved.

At Paramount Capital Lending, we are responsible for identifying and screening potential mortgages to ensure they align with our established risk profile.

Our trusted law firm, Avello Law, acts on behalf of Paramount Capital Lending and our investors to conduct thorough due diligence on the property and manage the process toward closing. This typically takes about 3-4 days. During this time, investors will enter into an administrative services agreement with Paramount Capital Lending, which outlines how the loan will be managed on their behalf.

Once the lawyer requests funds, investors will deposit them into the lawyer’s trust account, where they will be held in escrow until closing. At the time of closing, the lawyer will place a security charge on the property in favor of Paramount Capital Lending, securing their beneficial interest in the property.
